Weekly rates are as follows:

Weekly rates don't include the studio.(except Easter and Christmas)  Please add  15% to tariff if you require the Studio Accomodation during your stay at Ammamead

To book we require 50% deposit to be paid at the time of booking (either by cheque or bank transfer). The balance is payable by the first day of the month you have booked.

A booking fee of $79 is also payable.

A  refundable security deposit is payable at the time of final payment.

 

We have worked very hard to make “Ammamead” a peaceful and beautiful place. We therefore ask that you agree to the following conditions before your stay at “Ammamead”. We reserve the right to retain some or all of your security deposit if these conditions are not complied with:

1. No functions are to be held at the house
2. Noise should be kept to a reasonable level at all times but especially after 8pm at night. Complaints will be dealt with according to law. Your lease will be terminated/or significant bond deductions made if police intervention is required.(each issue will be independently dealt with)

3. Care must be taken of all furniture and items in the house. Any breakages or damage to these should be reported to the house manager immediately for assessment.

4. No pets are allowed.

5. No smoking is allowed.
6. Garbage has set nights and only bins with lids securely down will be taken. It is guests’ responsibility to put out the garbage. Any excess rubbish is charged at $ 44.00 per hour to be removed.
7. If guests stay 2 weeks or more it is necessary to have linen changed and the house cleaned during the stay. Any cleaning above what is deemed "normal" will be charged at an hourly rate of $30.00.

8. Guest need to check in at 2pm sharp or give us an exact (give or take 15 mins) time of arrival (which will be confirmed with you by our Concierge Staff who will contact you prior to your stay). If you are delayed more than 30 minutes and we are not notified you will be charged at an hourly rate. We have all the estimates on our website.

9. Maximum 10 guests per stay

These conditions are needed to preserve the peace and harmony at Ammamead and for its neighbours. We note that our house managers are also authorised to ask you to leave the house if they feel that proper care is not being taken of the property or these conditions are not being complied with.

Before you leave the house
We ask that you leave the house in the same state as when you arrived. Please ensure that:

All rubbish has been removed and placed in the wheelie bins provided


1. All food in the fridge and the pantry has been cleaned out. If you have unopened packets of pasta and other non-perishable foods please leave them in a box or bag on the bench and the cleaners will donate them to charity. Perishable food should be paced in the rubbish bins.

2. Wipe out the microwave and the oven and clean the BBQ if you have used it.

3. All dishes are washed and the dishwasher turned on before you leave.

4. Move furniture back to where it was on arrival.

Any extra cleaning that is required if these things are not completed will be charged at $30 per hour and deducted from your security bond.

Cancellations made 1 month prior to arrival date will result in a 75% refund. Cancellations made 2 weeks prior to arrival date will result in a 50% refund. Less than 2 weeks prior to arrival date there will be no refund unless house is re-let (less administration fees). All cancellations made 6 weeks or more prior to booking will be refunded in full.

All rates quoted are per week and inclusive of GST.
